Prices of the villas are quoted per home per week (not per person). Rates for each rental reflect the maximum occupancy - additional guests are subject to a per person/per week charge. Some places do not allow above the maximum stated. Reservations are from Saturday to Saturday (unless otherwise agreed). Prices were established according to market conditions. Should important changes in these conditions take place, we reserve the right to modify our prices accordingly before your booking. Once your booking is confirmed the price of your holiday is fully guaranteed and will not be subject to any surcharges. Any alterations to the descriptions, or any extra services required, will become part of the booking contract only if confirmed by fax or e mail. Your rental comes with the appliances and amenities as listed on its the web Please look carefully at villa description in order to have a clear idea of the services and amenities included.
The booking agreement is based on the details, descriptions and conditions as set out in the web page for the accommodation concerned, valid on the day of booking for the specified rental period at the prices listed in the price list attached to the descriptions.
The booking reservation must be made on the booking form. The person signing the form accepts contractual responsibility for all those he/she nominates to accompany him/her, in addition to his/her own liability. A booking made by telephone, fax or e-mail must be confirmed within two(2) days by faxing a signed booking form to Villa Italia at +972 99 561 323 (within Israel 099 561 323) together with the copy of money transfer or credit card details. We will make no firm bookings with the property owner until the completed, signed Booking Form has been received and we have confirmation that the appropriate deposit has been forwarded to us.
Deposit: Upon confirmation of the reservation, a deposit of 30% is payable unless the booking is made less than 6 weeks prior to start of rental. In that case full payment is due at the moment of booking.
In case of your default of payment, either on the deposit or full payment for short term bookings, within the terms of the above-mentioned deadlines, we will consider the contract null and void automatically on the 6th day after the issuing date of the booking confirmation/invoice. In this case, we are released from any of our obligations and the reservation made for you will be cancelled.
4 FINAL PAYMENT
The balance of the total cost is due no later than 40 days prior to the commencement of rental. If not received by this time the booking will be cancelled and the deposit forfeited. For bookings made less than six (6) weeks prior to the commencement of rental, payment must be made in full at the time of booking. Payments may be made by personal or cashier's check payable to Villa Italia, or by wire transfer or by credit card. Once received the final payment we will forward instruction to reach the property together with telephone number of the owner and the caretaker. In case the balance payment does not arrive at within the fixed time frame we are authorized, after demand for payment and fixed extension, to withdraw from the contract and claim the costs for withdrawal.
5. CHANGES AND REFUND
Should the reserved property become unavailable at any time prior to commencement of the rental period, for reasons beyond our control, and if comparable alternative accommodation is not available, the liability of Villa Italia will cease upon return to the client of all monies paid by the client. If alternative comparable accommodation is found prior to commencement of the rental period but is not accepted by the client, the deposit will be refunded and any responsibility or liability on the part of Villa Italia will cease.
If for any reason of your own and for no fault of Villa Italia or our agents the fully paid booked accommodation is cancelled before travelling, a written declaration must be sent to Villaitalia.
Cancellation fees are different for any property. We will specify in the booking form the correct cancellation policy we will apply for the specific property rented. Usually for villas the cancellation policy is the following:
• 30% of the total price in the case of cancellation of reservation notified 40 days prior to the beginning of stay;
• 60% of the total price in the case of cancellation of reservation notified between the 39th and the 30th day prior to the beginning of stay;
• 80% of the total price in the case of cancellation of reservation notified between the 29th and the 15th day prior to the beginning of stay;
• 100% of the total price in the case of cancellation of reservation notified within 14 days of the beginning of stay.
7. SECURITY DEPOSIT
A refundable security deposit is required during your check in and it must be paid at arrival in cash. Please remember that NO DEPOSIT NO KEY. Security deposit will be refunded at departure, less deduction made for costs not included in the rental price and any damages caused to the property. If such costs or damages exceed the deposit, we will inform you and you will agree to make prompt reimbursement. VillaItalia doesn’t collect deposit and they have been payd straight to the owner. VillaItalia doesn’t get involved with the deposit anyway. We cannot be held liable for the loss of the security deposit for any reason, nor can we be held liable in anyway due to a dispute arising from a security deposit.
8. CLEANING FEE, EXTRAS, HEATING CHARGES
All extras are specified on the property listing and are due in the local currency (Euro) directly to the owner/key holder upon arrival. Guests have to add these amounts to the refundable security deposit. Only those costs which are calculated according to consumption are to be paid before departure. Rates do not include long distance or local calls where a telephone is provided, these are metered and payable to the owner separately from all other costs. Heating, if necessary in the cold months, air conditioning and gas consumption are additional charges unless otherwise indicated. Meters will be read upon arrival and departure and the exact charges for these consumptions will be due in cash on departure. Please ask about the cost/unit when you arrive and read the meter together with the house owner at the beginning and end of your stay. Additional expenses have to be settled directly between you and the house owner on the spot. Guests requiring an extra maid service or cook service or any other extra service have to pay for this service directly at the end of each working day.
9. NUMBER OF PERSONS AND PETS
The number of persons to be accommodated in each house is clearly indicated on the property description. These numbers must be respected. If the tenant plans to have guests during the rental period, the number of guests, including their names and the visiting period, must be made known to the owner prior to the guests' arrival. In cases where the house price includes additional beds/baby cots, or where they are provided free of charge, these items must still be mentioned on the voucher - otherwise an extra charge may be added at the holiday destination. The voucher must also include any changes to the room type booked (double room instead of twin-bed room and vice versa) - otherwise an extra charge may again be added at the holiday location. Babies and all children count as persons unless the baby sleeps in a crib or cot. Villa Italia and/or the owners/managers of the property reserve the right to evict any people in excess of the specified numbers. On arrival the rental voucher as well as passport or ID will be required to the guests in order to enable the owner or her/his representative to proceed with their registration in accordance with Italy legal requirements. No check in will be possible unless this procedure will be FINALIZED. Pets are only allowed if indicated in the pricing information box, and bringing them must be expressly announced when the reservation is made (number, breed). If pets are allowed, for some properties the tenant will be required to sign a "Declaration of Acceptance of Responsibility" concerning his/her pet upon reservation. Pets are not permitted to lie on sofas, in beds or swim in the pool.
10. ARRIVAL AND DEPARTURE TIME
The minimum length of stay at all houses is seven (7) days. Shorter stays are possible at some properties where indicated. Changeover days are Saturday unless otherwise indicated. Check in is between 4:00pm and 7:00pm and check out not later than 09:30am on the last day. If you are unable to take occupation on the day and time reserved due to delays, illness, personal reasons etc. no refund can be made. Similarly if you have to cut short your holiday no refund can be made for the days unused. If you would like to extend your stay please contact us and we will inform you immediately whether this is possible.
The property must be left clean by you at the end of the rental period. You must wash and put away all kitchen utensils before your departure. Excessive cleaning upon departure (including but not limited to cleaning of upholstery, shampooing of the rugs, breakage, soiling or damage to the interior or exterior caused by the tenant) may be subject to further charges than those given on the page.
The person signing the booking form is responsible for the correct and decent behaviour of his/her party. Should the person and his/her party behave in such a manner that is not acceptable by civilized standards; the key holder may ask the person and his/her party to vacate the house without compensation. Clients are kindly requested to adhere to the rules of behavior in force in our country, regarding good manners and respect towards the owner and the structure in which they are staying. It is absolutely forbidden to move furniture around, to take furniture and ornaments outside the property and to use them in a different way from their intended use.
In the case in which a client does not respect the rules of good behavior and this results in damage to the structure and the contents thereof or to the outdoor equipment pertaining to the garden or the pool, the owner has the unchallengeable right to consider annulled the rental contract by means of verbal communication to the client and by means of written communication, in copy, to the agency and to ask the client to leave the property immediately with the right to resort to the police if necessary. The use of the accommodation and amenities, where offered, such as swimming pools, bicycles, etc. is entirely at the users risk and no responsibility can be accepted for injury to a user or visitor and loss or damage to the users or visitors belongings.
13. COMPLAINTS AND CRITICISM
All the properties present in the 2010 VILLAITALIA internet website have been inspected and photographed by the company itself. The descriptions published by our company correspond to the state of the property at the time of our visit and acquisition and have been compiled in good faith. If at the time of arrival or during the week the clients should note serious inaccuracies in the description of the property, or should any problems arise that he/she is not able to resolve or minimize, we request the clients to contact VILLAITALIA within 24 hours (email@example.com; Israel cellular number +972523111609, Italian number +39 339 6489006). VILLAITALIA will make every effort to resolve the problem in order to guarantee the guests a pleasant stay at the reserved property.
Without communication in writing or without the authorization of VILLAITALIA , clients who leave the holiday home before the decided date will not have any right to reimbursement of the rental price. If a client presents a protest to VILLAITALIA after the stay, he/she will not have any reimbursement at all.
No reimbursements will be applicable to clients who have been asked to leave the property by the owner due to a lack of communication of additional guests or the presence of animals ( the additional guests and the presence of animals should always be communicated to VILLAITALIA and be first accepted by the owner).The Owner and VILLAITALIA any are not responsible for any value or personal objects left unprotected in the property by the guests. VILLAITALIA and owners are not responsible for any inconvenience caused by third persons or by external events which are not under the direct control of the owners.
14. LIABILITY FOR AMENITIES AND NON ESSENTIAL ITEMS
VillaItalia will not be held liable nor provide refund, partial or otherwise, for amenities not provided or for miscellaneous reasons outside of our control. Please read carefully and ask before the departure, all the amenities provided in the house. "Amenities not provided" include but are not limited to dishwashers, washing machines, private telephones, bikes or boat rental offered by the owners and incidental appliances. Amenities do not include heat, water and electricity. "Miscellaneous reasons" include but are not limited to bugs that have entered the house, one's perception of cleanliness, construction onsite or nearby etc. The villa descriptions are accurate and updated as recently as possible given timely updates from the owners. We do not entertain any claims for refund, partial or otherwise, if we have not been contacted at the time of the problem.
Please note: where pools are provided, the general season for pools to be opened begins on June 1 and ends on September 30. Generally, neither fans nor air conditioning are provided in any of our villas or apartments. Washing machines are provided only occasionally. Please note: in Italy, the period during which heating can be used depends on local laws and may vary from region to region. In the houses detailed on these web pages, heating is usually allowed from November 1 until April 30. Some owners have a way around this through independent heat, but this is not guaranteed in any case.
15. GENERAL INFORMATION ABOUT THE PROPERTIES
Minimum Standards & Equipment
Kitchens are generally equipped with gas or electric cooking range, oven (not always), refrigerator, sink with hot and cold water, adequate cooking utensils, crockery, cutlery, glasses and other household equipment suitable for the maximum number of persons stated to occupy the house. Linen: All bedroom, bathroom and kitchen linen is provided in sufficient quantities. Bathroom/shower rooms have hot and cold running water, modern flushing WC. Mains electricity is normally 220/240 volts.Beds: the actual sleeping accommodation is stated in each individual house description but we cannot be held responsible for last-minute changes made by owners of which we have not been informed. Extra beds, cots/cribs, etc. are only available if previously arranged. Beds and mattresses vary in style and comfort and it must be appreciated that they may not match ones own preference. Furnishings: For additional information regarding the general standard of furnishing of a particular property, please do not hesitate to contact us and we will be happy to provide more details.
Please note: houses in Italy are allotted a limited amount of electricity (3 - 6 kilowatts). Although it happens very seldom, using too many appliances at the same time will trip the house breaker. This does not mean that there has been a power failure, only that a breaker in the house has been triggered. It needs to be switched back on. Similarly to the U.S. and other European countries, the panel is inside the house. Please be careful to limit the simultaneous use of electrical appliances.

Standards and Quality
We believe the quality of our houses is considerably above the average and that they represent good value for money. We have visited and personally inspected all properties illustrated and the description reflects the real quality of each home. Whilst every effort has been made to ensure that descriptions of properties are accurate, neither these nor any oral representation made to the client by Villa Italia will create liability on the part of Villa Italia. We would remind clients that the properties chosen by VILLAITALIA are private houses with SELF-CATERING and not hotel or agritourism structures and as such they are not classified in internationally known categories, they are not provided with the services and characteristics of receptive structures and have been restructured and furnished according to the tastes of the owners in keeping with traditional Italian architecture.
Israeli legislation applies to the contractual relationship. Legal proceedings arising out of, or in connection with this contract, which cannot be amicably settled, will be governed in all respects by the law of Israel and all parties submit to the jurisdiction of Tel Aviv courts at all times. You acknowledge that you have received, understood and agreed to these booking conditions. On signing the booking form the client and his/her party totally and unconditionally accepts these booking conditions.
